Our Cladding Cleaning Method

For the majority of modern cladding, soft washing is the correct method. Low-pressure water combined with biodegradable, coating-safe detergents breaks down organic growth and grime at the root without abrasion. It’s safe on coatings, seals, and finishes, and because it kills algae and spores rather than just rinsing them off, results last longer and regrowth is slower.

For cladding above arm’s reach, we use water-fed telescopic poles with purified water and soft brush heads, operated entirely from the ground. This reaches the upper sections of low and mid-rise elevations safely, without scaffolding, ladders, or cherry pickers and the purified water leaves a streak-free, spot-free finish as it dries.

Some robust surfaces, certain metals, concrete panels, brick — can take controlled pressure for stubborn soiling. Where that’s the case, it’s applied carefully by trained operatives, never blasted at joints or fixings. The method always follows the material, not the other way round.

Bird fouling, rust “tea” staining from fixings, salt deposits, diesel and soot particulates, and signage ghosting all need localised treatment rather than a blanket wash. We hand-detail around fixings, edges, and interfaces so the whole elevation comes up evenly.

Why How You Clean Cladding Matters More Than You Think

Cladding isn’t just a surface, it’s part of your building’s weatherproofing system. The panels, the joints between them, the sealant, the gaskets, and the fixings all work together to keep water out. Clean it the wrong way and you compromise that system.

This is the single biggest mistake in cladding cleaning, and it’s why we lead with it. High-pressure jet washing might look fast and effective, but driving water at force into panel joints can breach seals, force moisture behind the cladding, and cause micro-cracks that let water track into the structure.
